House Building Scenario Task Information and Specifications

Janet and John Twinhead, together with their primary school aged children James and Joe intend building a house in the Forster area in NSW. They believe they will have a better lifestyle than they currently have in Sydney. The children are hoping for a dog.

The house plan and fitting list below is from their idea of the perfect house. They chose some of the fittings several years ago so you may need to substitute newer items.

Janet and John would also like the following included in the plan:

. Basic landscaping of the front and back yard with the outside area to be covered in grass.

. A concrete driveway to the garage and a path from the front gate to the front door.

Forster is part of the Mid Coast Council area. Janet and John have heard that Mid Coast Council is very strict on council inspections and BASIX (Building Sustainability Index) requirements. They expect you to research and include a list of the inspections and BASIX information.

Janet and John are also concerned about bushfire and flood risks. A large part of the Mid Coast Council area was burnt in November 2019 and there has been major flooding in the Forster area in February 2020, March 2021 and March and July 2022

Your group’s task is to prepare a Project Management Plan for the new family home. Your tutor is acting in a consultant role for Janet and John.

GENERAL

. R3.5 rated insulation bats to living area roof (Glasswool R3.5)

. Selected range of Gainsborough “Governor” internal door furniture

. Gloss painted finished to all internal woodwork

. Quality hardwearing washable paint to internal walls

. Timber, 42mm pencil round skirtings and architraves suitable for paint finish 90mm cornices throughout

. Walk-in robe and Luxury Ensuite to bedroom

. Built-in robes to bedrooms 2, 3, & 4

. Doorstops to all internal doors (where applicable)

. Waterproofing to all wet areas

. All floors to be polished floorboard except for tiled wet areas

. Omega OA24-1 electric cooktop (square only)
