RATIONALE:
This assignment provides students with a deeper comprehension of planning and legislative requirements associated with land use for residential developments. The assignment will allow students to familiarise themselves with online platforms and documentation used regularly in industry.

Select a vacant residential block of land (site) located in your selected suburb. If no vacant residential sites are available, select a site with an existing detached house and assume the house will be demolished (to create a vacant block of land).
• Maximum site area of 2000m2
. Notes:
• Students within the same suburb cannot select the same block of land.
• You are not required to access/visit the site. Relevant information and images can be sourced through online platforms such as RP Data, Nearmap, government and real estate websites.
PART 1 - THE SITE (20%)
A) The Site
• provide the site street address
• provide the site lot number (L) and RP or SP number (Registered Plan or Survey Plan)
• provide the site area (m2 )
• provide the site boundary dimensions
• provide two (2) aerial views from Nearmap extending at least 100m in each direction from the site boundaries: 1. a view captured in 2025
2. a view captured in 2020
- discuss any changes to the site or surroundings visible from these two ariel views.
B) Site Information
For the selected site, source the following information from online platforms:
• identify the nearest Permenant Survey Mark with Australian Height Datum
• identify contour lines on and/or near the site
• identify easements on or near the site
• identify any applicable estate covenants
• identify which services are available to the site and where they are located:
- electricity
- gas
- water
- sewer
- communications (telephone/internet)
Include screenshots from the online platforms within the report.
PART 2 - PLANNING REGULATIONS (20%)
For the selected site, examine the legal framework that will determine allowable development on the site:
• identify the City of Gold Coast, City Plan Zone (e.g., low density, medium density) and discuss the purpose of the zone
• determine the applicable requirements:
- boundary setbacks
- number of stories and maximum building height
- site cover
- density
• identify the City of Gold Coast, City Plan Overlays which apply to the site. For each Overlay discuss how the overlay affects development on the site (maximum of 100 words per Overlay).
• Provide a summary of Development Applications and/or Building Applications for the site
Include screenshots from online platforms within the report where relevant.
PART 3 - SITE ANALYSIS (20%)
For the selected site, analyse the following features:
• orientation
• topography and other land features
• existing vegetation on and/or near the site
• access (vehicle, pedestrian, or other)
• outlook (views)
• prevailing breezes
• neighbouring structures
• suburb context and amenities
• any other observations
PART 4 - SITE PLAN (25%)
For the selected site, prepare a basic Site Plan drawing (A3 sheet) at a scale of 1:200. The plan should include the following information:
• Street Address
• Lot and Plan number (RP/SP)
• site area noted (m2)
• north point
• boundary lines with site bearings and dimensions
• contours lines at 1m intervals (on or near the site)
• existing vegetation (on or near the site)
Note: The Site Plan is to be hand-drawn, including all standard drawing features and conventions (e.g. border, scale, author, date, etc.). An A3 drawing sheet template which can be used is available under the Assessment tab on the subject iLearn site.
STRUCTURE:
• REPORT (PARTS 1, 2 AND 3)
TITLE PAGE: including subject name and code, student name and number, selected suburb and site address.
TABLE OF CONTENTS: including page numbers - ensure the report has page numbers too.
BODY: structured with a logical framework. The task parts and sub-parts should
be sections in the report. Arrange the content using section headings and sub- headings.
REFERENCE LIST: All information sources must be acknowledged. You may use any academically
recognised in-text referencing style.

PAGE SIZE: A3
PAGE ORIENTATION: portrait or landscape orientation may be used
TITLE BLOCK: as a minimum the title block should include the drawing name, scale, student
name and number, and date.
FORMATTING GUIDELINES:
• Figures (images, drawings, diagrams etc.) and Tables – are to be numbered with captions and referred to within the report text. Reference where appropriate.
• All drawings, diagrams, figures and tables must be of a high resolution for easy reading.
• All information sources must be acknowledged. You may use any academically recognised in-text referencing style.
ASSESSMENT CRITERIA:
• PART 1 - THE SITE. Concise, clear and accurate introduction of the general site details 5%
• PART 1 - SITE INFORMATION. Concise, clear and accurate identification of the required site information 15%
• PART 2 - PLANNING REGULATIONS. Concise, clear and accurate identification and discussion of the local planning regulations for the selected site 20%
• PART 3 - SITE ANALYSIS. Concise, clear and accurate analysis of the site features 20%
• PART 4 - SITE PLAN. Accurate and clearly presented drawing with required elements and detail 25%
• Complete and correct referencing 5%
• Professionally presented and organised report with no spelling or grammatical errors 10%
SUBMISSION:
The submission consists of two separate files: one report and one scanned copy of the hand-drawn site plan for Part 4. Both files must be uploaded to iLearn using the submission link provided in the assignment folder.
The report must include a completed Assessment Cover Sheet. The drawing submission requires only the scanned, correctly scaled hand -drawn site plan and does not require an additional cover sheet. Scaling will be verified digitally during marking.
